Bursztynowe Resort&SPA in Stegna, Poland, on Gdańsk Bay is a new, picturesque holiday complex. It consists of two uniquely designed buildings with flat roofs, with a total area of 3,700 m².
Maintaining flat roofs can be a real challenge for property owners and managers. These roofs often house solar panels, ventilation systems, and air conditioning units, all of which need regular upkeep. Every time a service team visits to maintain this equipment, there’s a risk that the roof’s waterproofing could be compromised. It’s easy for minor mistakes to cause damage to the roof, and that’s not the only issue. Buildings located by the coast face an extra layer of difficulty, constantly battling strong winds, high humidity, and intense sunlight, which can take a toll on the roof over time.
To ensure the long-term durability and safety of the buildings, an investment was made in the highest quality materials and technologies. These include effective waterproofing and modern ventilation solutions. Maxprojekt, a company from Gniezno specializing in flat roofs and waterproofing, carried out the work on the roof. The site manager, Szymon Skóra, proposed the implementation of the VILPE Sense system, which continuously monitors humidity, temperature levels and ventilates the roof structure according to current needs.
The VILPE Sense system, consisting of Eco Sense roof fans, Alipai 110 underpressure air vents, and leak detectors, provides constant monitoring of the roof structure, enabling the early detection of potential issues and eliminating moisture-related risks. The installation of the system on the second building is scheduled for August, after the completion of roofing work and the installation of solar panels and air conditioning equipment.
The sensors in the VILPE Sense system measure and analyse the roof’s humidity and temperature. They control the operation of the fan and store the data, providing valuable information for the building manager. This data also confirms the building’s condition in the event of a sale.
The use of the VILPE Sense system at the Bursztynowe Apartments is a step towards maintaining the long-term condition of the buildings. At the same time, it optimizes cooling and heating costs in the challenging coastal weather conditions.
Property owners can be certain that if even the smallest leak appears in the roof, the system will alert them and pinpoint the location of the leak. This prevents the problem from worsening and eliminates unexpected repair costs.
